Remodeling a Smith Mountain Lake Home: What's Different (2026)
Remodeling a home at Smith Mountain Lake usually costs more and takes more planning than the same project in town. The work inside the walls is the same. What changes is getting crews and materials to the house, working around how you use it, and managing the job when you may not be there.
Here's what we've learned working on lake homes, and what to plan for before you start.
Who's remodeling at the lake
Most of the lake homes we work on fall into one of three situations:
Second homes where the owners live elsewhere and come up on weekends and summers
Retirement moves where a weekend place is becoming a full-time home
Homes in HOA communities where architectural rules, gate access, and work hours shape how the project runs
Each one changes the plan. A second home needs a contractor who can run the job without you there. A retirement move often means rethinking the primary bath and how you'll get around the house in twenty years. An HOA community means approvals and rules that have to be built into the schedule before the first day of work.
What a lake remodel costs
Our kitchens start around $60,000. Most land between $75,000 and $100,000. Custom kitchens with layout changes run $100,000 and up.
Lake kitchens tend to land at the upper end of those ranges. The reason isn't that we charge more for a lake address. Lake owners usually want a higher finish level, the homes often have layout changes to open up the water view, and access adds time. See our kitchen remodel cost guide for a full breakdown.
Smith Mountain Lake remodeling access and logistics
This is the biggest difference between a lake job and a job in town.
Many lake homes sit on steep driveways or narrow private roads. Box trucks and cabinet deliveries can't always reach the house. Parking for a crew may be one or two spots. Materials often get carried down stairs or across a slope instead of rolled through a front door.
None of that stops a project. It does mean we plan deliveries carefully, stage materials before demolition starts, and build that time into the schedule from day one rather than discovering it on site.
Managing a remodel when you live out of town
Many of our lake clients live hours away. You shouldn't have to drive up every week to keep a project on track.
On a remote project, we handle access, deliveries, subcontractor scheduling, and inspections. We run every project in JobTread, our project management software. Our team posts daily logs and photos there, so you can log in from anywhere and see what got done that day. Selections can happen in person on one visit, or over video for smaller decisions.
Material purchasing matters even more when you're not around to sign for deliveries. We have someone on staff who handles purchasing and logistics for every project full time. We get contractor pricing, which often beats what you'd find on your own. And because we buy it, we can warranty it. If you supply your own materials, we aren't able to warranty them.
Moisture and lake-level living
Homes on the water deal with more humidity than homes in town, especially walkout lower levels and crawlspaces. That affects what we recommend:
Tile or quality luxury vinyl plank on lower levels instead of solid hardwood
Bathroom exhaust fans vented all the way outside, not into the attic or crawlspace
Moisture-resistant drywall and proper waterproofing in every wet area
A check of the crawlspace or lower level before we finish anything below the main floor
If a lower level has an existing moisture problem, we'll tell you before you spend money finishing it. Covering it up just moves the cost down the road.
Working in HOA communities
Many lake homes sit in HOA communities, such as Waters Edge and Contentment Island. An HOA adds a layer of rules that a remodel has to work within:
Approval or notice to the HOA before work starts, even for some interior projects
Gate access and contractor registration
Set work hours, often with no weekend work
Rules for where dumpsters, trailers, and crew vehicles can go
Limits on delivery trucks using private roads
We read your HOA's contractor rules before we price the job. Then we handle the approvals and gate access, and keep our crews and trucks inside the rules. Your neighbors shouldn't have a reason to call the HOA about your project.
Timing your project around the season
Most lake owners want the house ready by Memorial Day. That means building in the fall and winter.
Work backward from there. Cabinets take at least 12 weeks to arrive after they're ordered. Selections and design take time before that. If you want to build in the off-season, start planning in late spring or summer. Contractors at the lake fill their fall and winter schedules early.
Remodeling for the long haul

If the lake house is becoming your full-time home, now is the time to plan for the next twenty years. The changes are cheaper to build in during a remodel than to retrofit later:
A curbless or low-curb walk-in shower
Blocking behind shower and toilet walls for future grab bars
Wider doorways where the layout allows
A primary bedroom and bath on the main level
None of these have to look clinical. Done well, they look like a good bathroom.
Permits at the lake
Legacy works primarily on the Franklin County side of Smith Mountain Lake. Franklin County issues the building permit for those homes, and we pull and manage it as part of the job.
